George Champion — Building with Conviction

Champion Development Partners is led by George Champion, a La Jolla-based developer with over 35 years of real estate experience spanning ground-up construction, distressed asset acquisition, industrial repositioning, and multifamily entitlement.

George has successfully navigated every major real estate cycle — including the early 1990s recession and the 2008 financial crisis — without a single loan default or bank workout.

Prior to founding Champion, George served as a Director at Voit Commercial and Cushman & Wakefield, completing over 150 leases and sales worth $100M+. He holds a finance degree from the University of South Carolina and served as a U.S. Navy EOD Diving Officer from 1984 to 1988.

28+ infill projects completed from entitlement through certificate of occupancy — primarily coastal Southern California assets valued between $1M and $45M.

Distressed Asset Expertise

2010–2014: Acquired defaulted commercial and residential loans from banks, foreclosed, improved, and repositioned retail, industrial, apartment, and residential assets across multiple states.

Industrial & Value-Add Track Record

Recapitalized 210,000 SF of multi-tenant industrial in Logan, Utah. Re-entitled 120 acres of farmland in Moreno Valley for industrial use, delivering 30%+ IRR on sale to Prologis.

Cycle-Tested Risk Management

Strategically exited the majority of holdings between 2005–2007. Zero defaults through the GFC. Re-entered as a buyer in 2010 while others were distressed.
